      PURCHASING A HOUSE

When buying a house, whether or not you are a first time home buyer or you have bought a house before, this is an important task.  My job is to guide you through each step and hopefully finish the transaction with little or no stress and the process is memorable.  My job is to guide you through every step of the buying process and hopefully, make the experience as stress free and memorable as possible.

Here are some important things to keep in mind when deciding to purchase real estate:

Renting vs. Buying – pay for a mortgage instead of rent.

Finding the ideal house for your circumstances can be mind boggling in itself.  That is why it is important to work with an agent who can help you figure out what is right for you!!!  If you aren't sure what you want in a house, take the time to look at different style houses in your price range and then eliminate the features that you don't like and keep the features that you do.

            SELLING YOUR HOUSE

Selling your home is an important decision that you and your family make.  Therefore, it is important to sell your house at a reasonable price and that will help you sell your house in a timely fashion.  Before you can list your house, it is important to obtain a Comparative Market Analysis.  This service can now be charged to the consumer however, at R.F. Crossen Group, we do not charge the consumer.  I feel that this is information that should be given to the consumer at no charge.

Here is what you will learn in the Comparative Market Analysis:

            ▪           Learn about the current real estate market in your area.

            ▪           Learn what houses are currently for sale in your area.

            ▪           Learn what houses have sold and for house much in your area.

            ▪           Most importantly, how much will your house sell for.

When selling your home, it is a team effort in that you may need to make some changes in order to make your house more appealing to the prospect buyers. 

Here are some tips that will help you when selling your house:

            ▪           Keep your décor as neutral as possible. 

            ▪           Remodeling a kitchen or bathroom may also help a prospective buyer choose your house over someone else’s.

            ▪           Updating an old heating system, as well as appliances may also help.

            ▪           Painting can change the look of a room and is a minor thing to do.

            ▪           Good curb appeal will help by adding a couple of shrubs or flowers.

            ▪           Go through each room and remove the clutter.

            ▪           Adding plants and flowers to any room will add color.

Open houses are a great way to showcase your house.  Further, when an agent has scheduled to show your house, here are some simple suggestions on making your house stand out among the rest:

 

            ▪           Leave the house.  This enables the prospective buyer to explore your home in a more comfortable manner.

             ▪           Make sure the house is picked up and tidy.

             ▪           Turn on lights in all of the rooms.  This will make the house seem more cheery and welcoming.

 Now, as the prospective seller, you are probably wondering what I will be doing as your real estate agent.

I will do the following:

            ▪           Advertise your house in a local newspaper.

            ▪           Prepare a virtual tour of your house.

            ▪           Have flyers made to leave at your house.

            ▪           Schedule an open house.

            ▪           Place a lock box on your house for showings.

            ▪           Answer questions from prospective buyers that may call my office.

            ▪           Present any offers and give you advice regarding the prospective buyer.

            ▪           Assist you in all your real estate needs.
